The possible renter should demonstrate a history of being a reliable, reliable tenant and at the same time possessing the financial capacity to handle the rent. Our background checking process is founded on several elements including:
- Landlord Reference – Nesbitt Realty & Management utilizes public information, tax records and other research and verification to ensure that we're talking to actual landlord about actual rental history of the potential renter.
- Credit History – The prospective renter's credit history informs us about the potential lessee’s current and past performance repaying debts and other responsibilities. The applicant’s credit report also tells us their monthly debt and shows their previous addresses (which we compare to addresses listed on the application). An applicant must have acceptable credit to qualify.
- Application – After the applicant stop bys a rental property, the agent takes an application. The application is accompanied by supporting documentation so that our small brokerage can verify and examine all information included on the application. The prospective renter pays for the cost of the background check at the time of application.
If accepted, the applicant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the tenant with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the investment home and community.
