The applicant should demonstrate a history of being a honest, stable renter while at the same time meeting your financial criteria. Our background checking process is founded on several basics including:
- Application – After the applicant learn more abouts a rental property, the agent takes an application. The application is accompanied by supporting documentation so that our real estate brokerage can verify and investigate all information included on the application. The potential renter pays for the cost of the background check at the time of application.
- Income Verification – Nesbitt Realty verifies prospects for continued employment, salary, job title and job status. Depending upon the applicant's debt load, a tenant needs to earn not less than 3 to 4 times the monthly rent in gross income to qualify for rental.
- Landlord Reference – Nesbitt utilizes public information, tax records and other research and verification to ensure that we're talking to actual investor about actual rental history of the possible renter.
If accepted, the possible tenant’s in-processing includes a lease, lease signing, collecting pro-rated rent, and providing the renter with a copy of any association documents needed for disclosure and instruction on rules and regulations associated with the rental property and community.
